- £12m reconstruction of Building 1 at GlaxoWellcome, Ware
 

Location:

Building 1, GlaxoWellcome Research and Development, Ware.
Description:
Disused three-storey laboratory building, with basement, to be converted into office accomodation for operational staff.
Purpose of project:
To enable staff to be permanently relocated from temporary accomodation, allowing future development on the resulting vacated site.
Time-scale:
Approval to proceed given in June 1999. Occupation of accomodation started October 2000.
Attributes:

Notable for the short lead-in from final approval. The project has been used to further develop Fusion values and is being included as a demonstration project for the Movement for Innovation (M4i).

 

  Decontamination and demolition started in March 1999 with reconstruction commenced in August. Prior to start, profit levels were ringfenced and procurement routes negotiated with partnering companies.
Successes:
  • Businesses met, on time and under budget,
  • Flexible approach to scope allowing significant development of client needs with no consequential delay to completion,
  • Extremely high end-user satisfaction with excellent quality product,
  • Excellent team working culture created - no claims, no contractual issues, no correspondence,
  • Minimal paperwork - shared electronic filing with access for all,
  • On-line creation of operations and maintenance manuals,
  • Compared to traditional methods - significant additional costs mitigated by partner philosophy - plus £250,000 real cash returned to business for reinvesting elsewhere.
